Regarding the purchase of coins if you go online to a coin broker like monex or kitco or a reputable broker you can buy bags of lose silver or just coins at prices barely above spot.

I then check the state department of corporations website and lookup the llc however it doesnt list the members names so it's not clear who actually owns the property.says i can order a copy of the articles, which would give me the members, but it comes in the mail so it will be slow and costs $10.is there any online resource where i can view this information immediately?

You have essentially no liability (you don't have contracts with anyone, your client does), and you have essentially no risk.In most states, you probably need to have a GC license to legally play this role, but in at least a few, you don't (in many, it's not clear based on how the laws are written).

In reality I'm learning that wholesaling is still a 'pay-to-play' game where you have to invest some money in marketing and a significant amount of time dealing with all the un-motivated sellers to find the few motivated ones.Looking back, what would you have done to accelerate your 7yr learning curve?

I think if you are investing in real estate, you can still be looking for a quick buck, but you understand things can take some time to develop. compound interest is very powerful and if you are not in it for the long term, you will likely not be too impressedPeople are too emotional and probably log into thier stock market account too often and play off of those emotions. i am no different, but my stock market preference is dollar cost average for the long term. i do this through index funds and mostly retirement accounts. the stock market is at all time highs and while it had a huge crash, most people got scared away. as the stock market returned, people statring talking more about it. as warren buffet says and this goes for any investment. people want to buy clothes, cars, ect.

Just because you might have 125% debt coverage and adequate collateral with good credit doesn't mean you have the ability to endless funding, lots of factors play in to the picture that are beyond your control. :)
