On many units here the tenant has separate electric but the landlord pays the heat...that alone with Maine property taxes bumps the 50% ratio up to about 60 so if you are zoned for a duplex that is 750 x 2 * . 6 0 = $900.

They raise rents usually a small amount on a renewal ($20-$40) to avoid turnover and if you do a renovation between tenants that usually will get you a nice bump

After four years the rate bumps up one and a half points, with the intent the seller will refinance out of my loan.This gave me the opportunity to sell my home at the higher end of comps, allowed a less qualified buyer to own their own home, and gave me a place to invest my money other than the measly .75 yield I would receive in my savings.

Tenants now get rent increases and when you can bump up to proper notice in spring about utilities change when it's not going to hit them as hard and will give you more time to stabilize for income loss expectations from turnovers.Getting Es topples from current tenants with security deposits and lease information is kind of out the door for you now.
