I think you should leave him off for now, and create a legal ownership and distribution contract so things are clear on the business and money side of things between you, and his not being on the LLC wont be a detrement to his part in the business.

Start researching the teams, as they will create a hot market by their growth, transparency and success.Happy investing!

Without knowing what amount of time you have available as well as more personal information about your circumstance, no one can give you a definitive answer but I will give you a general answer that will hopefully help but with the understanding that you could have circumstances that make the following useless or harmful to you.In general, low interest rate debt should not be paid off if doing so uses funds that can be used to create/generate income and/or equity that exceeds the funds being used to pay down the mortgage. 

Last year, Kenosha was named one of the top 15 fastest growing metros for job growth, and our property will be only a few short miles from the new Foxconn facility that will create 14,000+ jobs once complete in the next couple years.

I would suggest waiting to see what accomidations will be provided to the post once it's built, it will be one of the newest post created in CONUS so they may provide housing and other amenities. 

I would then create my own lease for the 3rd roommate and hopefully have them pay me their portion of the rent which would be higher than what I agreed upon.
