Sometimes I have prospective tenants offer me 6 months of rent just to enhance their application.

I've come to the conclusion that PM's obviously want to keep it for the extra letter or calls to collect rent, but conversely, landlords don't want to be nickle and dimed for every little task the manager does. 

The point of going to college is not to enhance your knowledge of the world, it is to learn a profession, such as a doctor or lawyer.

I think its a great and creative model though I don't fully understand how to go about this task.
