We are looking at remodeling our kitchen and every single trade (paint, cabinet, flooring, counters) all have at least a 6 week lead time. 

If you have hardwood floors it's even better, there's an added cost up front but it's going to save you a lot of maintenance $ down the road. 

We completed the renovations including landscaping, paint, roofing repairs, repairs buckled flooring, and other small updates.

Ideally 3 family, so I can eventually takeover another floor, and still have some rental income coming in to offset the note. 

I'm looking at a 7 unit property with a retail space on the ground floor (deli) I'm new to investing and looking for a first property.

I had a heating question and was hoping to get collective wisdom on the following:I just bought a 2 unit house with 2 bedrooms each floor.

The minutia stuff, like paper work and who pays sales commissions is different but the process (do comps, buy smart, update kitchen, baths, floors, paint, hire solid property manager, is the same.  

The homes needs about $3-4k in work to get it up to rental status, new flooring, paint and some minor stuff that I can do.

Lady down by the Vincentown Diner had one she wanted 1800 for, it had a good steel floor and ramps for loading a bobcat.

The home does have some mold issues and needs new hardwood flooring judging from the pics I have seen.
