Personally invested heavily in the far north side - Uptown, Edgewater.

Whatever we label a "possibility" on her MLS site is mostly nixed for various reasons (she says rooms are too small, busy street, etc. - all of which may be valid.)

We usually get someone for Thanksgiving and Christmas and maybe Valentines day.Right now it is 25 and snowing at our north Idaho lakehouse.

It is one thing to have a good realtor, but a well rounded understanding of the neighborhoods, streets, and points of interest to potential renters is key to making sure you have a desirable property. 

It is very important to find a project manager or GC that you can trust and knows what your goals with the property are.I am a new investor with a few rentals in North LA and would be happy to connect or help out if somewhat close.

But that isn't an option for everyone.You could also look further north in San Diego such as Lemon Grove.
