Hi, Angie - it's not uncommon to ask for an entire month's rent up front as the deposit but that's very steep for a 30-day only rental and if they were to book a 30-day stay through one of the online platforms, they wouldn't be asked to give a deposit at all.

I guess this is about the time school lets out.June and July are fully booked. 1st part of August is booked.We are getting fall bookings and one in Dec.

As someone who only invests out of state (CA price to rent is about as out of control as NY) I have different ones in different markets for different reasons.

No one likes to talk about deals that don't go according to plan, but one thing we can do is learn from them.

If you don't have a job, I would get one of those and start saving up funds so you can dip into real estate part time. 

thats basic list one can add.Value add /  New construction / land entitlements/ Timber / Minerals/ Lendingetc etc.. far more ways to actually make money than just buy and wait for rental income to payoff debtl 

I recommend that you forget Realtors...unless you are at the stage where you're ready to hire one.

I think the city sent someone out to replace the meter reader that they just installed with a new one.
