I also heard something about cross collateralization, so I wonder if it's true that if a person has liens recorded and owns several properties, those liens attach to all of the properties automatically, even the ones that directly effect only one specific property - for example a code violation.

It depends on your end game - a LTR you buy and hold is different than a flip or STR or even investing in syndicates that cross over to commercial.

You may have seen another tax sale thread where a guy's property went into tax sale because it crossed a county line, and part of his yard and driveway were in a county where the taxes were not being paid.

Also, filtering for split and dividend impacts gives no data on this site - also indicating to me that it's already considered.So... yes, I believe that the returns calculated include dividends, splits, and appreciation.I'm happy to have a cross-calibration if you've ever seen similar analysis.
