I also heard something about cross collateralization, so I wonder if it's true that if a person has liens recorded and owns several properties, those liens attach to all of the properties automatically, even the ones that directly effect only one specific property - for example a code violation.

Also, filtering for split and dividend impacts gives no data on this site - also indicating to me that it's already considered.So... yes, I believe that the returns calculated include dividends, splits, and appreciation.I'm happy to have a cross-calibration if you've ever seen similar analysis.
