There are a bunch of properties that run on Padsplit in Jonesboro (even closed on a few weeks ago). 

Unless you can knock all of those items out in the next week, price competitively in the market and are in a hot area. 

I wouldn't do them in rougher areas at all, just find long term tenants and background check them the traditional way.

Prior to viewing with clients, I am usually have an idea of the general area, vacany rates, market rents, and property types that suitable for LTR.

The agent will not be paying you/seller/buyer because the agent does not bring money to the seller/buyer in any fashion in a transaction (typical transactions), unless this agent is a partner to that person buying the property, or they are a principal to the property.Let me know if that makes sense. 

In my area I have access to many buying opportunities that the public market will never see due to them being off-market.

Also, if anyone knows of a great CPA in the Wellington/West Palm Beach, Fl area, that would be super helpful!
