If they don't, I do attempt contact on the last day of the notice with a "reminder" that they have until the end of the day to make payment or, unfortunately, they aren't giving me any other choice but to file for an eviction the next day.I don't know what MD is like but, once I file for an eviction, I don't accept rent and I don't have to.

In my state (Missouri) we are not required to post P or Q notices, so we have one choice: file for eviction or wait.
