Theres about a dozen different reasons that could happen.Days on market will often be an indication.

Assuming I can find duplexes comparable to this deal (which I realize is rare but bear in mind this was found on the MLS), my spreadsheet analysis indicates that I will reach my goal by the end of year 5.

(Im top 1% nationally and I still dont qualify for their list as Im right around the #100 solo agent in my state,  about 50 solo agents in my state get that high) (Sidenote mostly for Jay: I should just take on a couple of mid tier agents to make the team list)If you drive around and start seeing the same name on all the signs...thats a pretty good indication.

Stair step cracks may be indication of problem, but not necessarily.

Additionally, performing a background check can help you to get an idea for any type of domestic spats or criminal cases which could be indicative of patterned behaviors you wouldn't want of a tenant.

It was basically all sub too..But the up shot is when I would sit with someone at their dining room table  or if it was a hoarder house on the front porch.. ( when the couch is on the front porch thats a strong indicator that the interior maybe a little stinky :) )But many times they would lament that they simply did not understand how they could be in the position they were in.. they had good jobs etc..

I get that you have to start somewhere and that everyone was new once but wondering if a property has debt and asking how long you can have to pay that debt off is indicative of someone that hasn't done enough research yet.That listing you have implies there is a debt on it.
