Rentometer has avg rents at only $1067/mo so I'm also not sure about paying that much for such little rent for a long-term hold perspective when from what little research I've done you can get more elsewhere for the same buy price - maybe someone looking to park money for tax purposes or an all-cash deal hoping for a big upside?

How long will it take you to build up the cash and invest in 40 houses?

I released them of duties earlier last month. 

I felt like asking "What took you so long?".  

the Scenario:We have an LLC, 2 long term rentals, 1 short term rental, 1 future short term rental about to undergone renovation.

Here in the Reno, NV area we have been scraping local rental and property data for the last 2 years.

I dont have any experience in this market but have looked into it a little bit, I know that you can get the houses pretty cheap there but my concern was with the long term appreciation - I dont believe it is a highly desirable place to live and so there wont be much appreciation -however that is just my opinion and I really didnt look into it much,  I think it would be a cool place to live as I go to Monterrey all the time, but its hard to say.
