Learn which neighborhoods command a premium and which will have discounted prices.As another piece of advice for a new wholesaler, I would also recommend being able to at least ballpark rehab/renovation costs.

The numbers worked and after a lot of internal debate, I had to logic myself into a decision: If I bought these 2, I was going to eventually refi and use that money to buy more SFHs anyway BUT the price on these 6 as a package was way better than I'd get in another year on an individual SFH.I was getting a Costco-sized discount for buying in bulk and instead of shying away from the chance, I pooled together the money from friends, family, a HELOC, etc. and went for it.

@David WilliamsThe issue with bookkeeping is that it is a service that can take a long time(especially if you have different expenses every month) and it is a service that is often not appreciated by the general public.Another issue is that getting a bad bookkeeper will cost more because someone else will need to fix it.You may want to see if you can do the books yourself with the help of a CPA reviewing them on a quarterly basis.There are features within most accounting software's that allow the bank account to be linked to the accounting software.

Our company recently went under contract for 11 acre in Mesquite, TX (HOT MARKET) at what I would think is a steeeep discount..the only way to really know if it's a smoking deal though is to find out if the city will allow us to build.The land is currently zoned AGR-NEC & would like to rezone to SFR or MF to build apartmentsMy concerns are there's large power towers & a small creek running through a portion of the land, don't have a survey on hand either.If anyone has experience dealing with city on rezoning & wouldn't mind dropping nuggets, I would greatly appreciate it!
