Don't pinch pennies on a roof, water damage can cause major problems and that gets expensive, damage over time to framing is generally not covered by your insurance.As to warranties, read the manufacture's warranty and then let me know if you will ever be able to make a claim under those conditions, material defects, hard for me to prove that.

The inspection report said that there was a dishwasher where there clearly wasn't, the water heater was over 20 years old (although he had pictures in the report of the sticker on the water heater showing it was manufactured in 2006).
