I'd recommend buying something you plan to live in with a couple of roommates, but also make sure you can afford all expenses by yourself if you don't have any roommates for a period of time. 3 bed/2bath homes West of campus (usually past Hardy) can be found for under 200k, but will generally be a bit outdated and need some work.

@Sylvia Vandroff  I currently do no business with Nick.. however I have been to his full blown events and I have known him for 15 years.. he started in the turn key space in the mid west and I funded hundreds and hundreds of his deals for him back in the day.he then went to Vegas and his students bought there and they killed it.. perfect timing.then he went to Orlando and they killed it there I funded a few hundred deals there as well for his students.. and those that bought Orlando 3 to 5 years ago when I was doing this for Nick and his team have done VERY well.Fast forward to today and to my knowledge he does not recommend or sell investment properties anymore.. they are fully focused on how to flip properties..
