I'd want to see a ROE of at least 2X that.The reality is that SFR properties above ~$130k in value become increasingly difficult into make viable rentals.

I like boring ones for example a SFH in the suburbs of Nashville or Kansas City, 3/2.5/1750/ 2000 built, good schools rented to a family w/ 2 kids and a dog . . . .truly the American Dream.I'm staying away from older, smaller in sketchy parts of town that on paper are cash cows but in reality . . . not.To me boring real estate means you can live in LA, own one or more in KC, use a good property manager (not all are bad/jerks/crocks) rent out, still experience typical and minimal rental/house issues (yes, you will have them I promise) but at least encounter them less frequent.Couple of things to know about this type of investing:relatively low riskrelatively for real estate a more liquid assetonce you buy and see how it works and build some confidence - easy to duplicatedoesn't require extensive experienceif done correctly can be done in the background of your life, ie you don't need to be actively present on a daily/weekly basis.

The reality is that the pullouts are really for the kids cause lets face it not many people want to sleep on the pullout, but generally the kids don't mind and some of them like it just because it is different.

Normally getting an LLC is done to make someone think they’re making progress towards their goal but in reality one thing gets you to your goal - buying a property.  3) it costs $300 to register an LLC with the Texas SoS.

In contact with owner wanting to do a sort of land contract or contract for deed since I dont have the cash for a buyout to brrr.Also found a duplex that recently got rezoned to commercial 10-30ADU/acre (.17 acres 58ft height restriction) owner is having trouble with tenants (not paying cause of you know what) but I have built some trust with the tenants and could work my magic with some reality.
