I suspect that will be a tough case as it will be all about property values.  

I communicated with the tenant and he said that he is having a "tough month..."

Some of these older gents lived through periods were interest rates were high and money was tough to get..Rules of thumb are always great to know, they give you a loose yardstick to measure by, just make sure that the rules of thumb are product specific, as always value add is much different then a stabilized deal, even if both are the same "type" of property.  

Hoping you'd be will to share some insight to how you operate in (what seems to me) a tough long term hold market segment.
