Other things include severe structural damage unless the price supports the repairs, the neighborhood not supporting what you feel is a comp value and finally, what permits are required in the area you are looking . . . some need a permit for virtually anything and other areas are more investor-friendly.If you have a REI group in the area, join and ask them about areas, neighborhoods and the like.
