Residential properties are valued based upon comparative sales, not upon the value of the cash flow produced.If you are looking at the house as an investment and trying to forecast the rate of return on the property, you should probably perform a discounted cash-flow analysis and calculate the {M}IRR of the the projected series of cash-flows.

(Probably sell for $360ish) Another lady has 1300 sq/ft 3 br 2 bath that she paid $129k for in 2001 and through a series of 4, YES 4, cash out refinances her mortgage is $235 and she is approx $10 behind, finally a young couple that has a 2000 sq/ft 4br 3 bath with a pool wants to sell "subject to" but they paid $389 and comps are around $250.

I found a studio in a co-op that's 400 square feet which would suit me perfectly, and it would allow me to save money in terms of rent expense ($1,450/month would turn into $600/month all in), commuting expense (I would bike the 2 miles to work and back), and general cost of living from moving out of the city.
