The "look at 100 and close on a couple" adage is as applicable in passive as it is in active investing but many investors simply do not follow it. 

@Michael J Martinez  I think your smartest bet would be to talk to a couple banks about a HELOC and about a new mortgage.

A couple of you I have privately PM'd and thank you, @Russell Braziland @Ned Carey.I have a property under contract due to close soon, and there is $120/year ground rent.

I'd prefer a duplex/multi but it seems more realistic to focus on SFH with roommates at my price point ($400k+/-).

I've recently done a couple investments around KC, but the contractors I used for various professions burned me and cost me precious time and money.

I can’t remember the ridiculous numbers exactly but it built a 16-17 story building in just a couple weeks or less.As a very forward preparing GC, we are getting ready and prepared to be sensor installers (plumbing pipes, wood rot detection, foundation shift, etc etc.).

The cheaper guy is a general handyman and has included lots of other work in his quote; re-siliconing the shower, repairing a couple of doors, repairing some doors, reputtying windows plus all the painting. 

I've quail hunted a couple times near Buffalo just a bit west of  your land.
