But you and I may have differing goals and resources as far as investing goes...I wanted turnkey and it was ok if it hardly cashflowed...we are investing for tax purposes and make money on that end...but think about who you want to be your tenant...do you want students?

What Ryan said ,it’s also changing faster than the speed of light.eg Rural north and south around 10th was /is very impoverished but the City has bought at least a dozen properties along Rural primarily south of tenth Re promise zone ,so a lot of really good things happening around here.To make the numbers work now you kinda got to jump Rural where previously you would have to been very adventurous Hope this helps a little
