I do not have much experience small multifamily however I can tell you is that there is a target area that you should try to stay within which is all of the surrounding highways (202 North, 101 East, 60 South, 143 West).

If there is no stable income in one or either earner / no kids / or rapid-rising job-level expectations, they move to the middle options.If there is no job / no stable earning possibilities / no kids - its 'What's for dinner, Mom?'

Just wondering what would be ideal middle ground as I really don't want to cheap out and also this is at best a B- neighborhood.
