My edge was I was a contractor and a Realtor when I started investing, so I had a lot of these people in my Rolodex right out of the gate. 2.)

I was conservative on my numbers and a chance it could be closer to 100 but still not huge.  

You use commercial financing, you have a higher interest rate, 20 year amortization, and a 5 year balloon.

I struggle with cash flow and I do my own roofs and a fair amount of my own maintenance.Once you start paying properties off your cash flow picture will change dramatically.

In the year and a half I've been hosting I have never had a 30+ day stay from someone on vacation, but I know it happens occasionally.

I just found out that my boy has been transferred to a more local detention center for a court hearing, and a staff member can notarize documents one day per week. 

So because of this and a timing issue it looks like I will  have to use Western Union to get the money to my title company.
