One tip: getting on the good side of the staff at the ZBA (IE: the secretary and the planners) is a huge help.

Ultimately we want to replace my husbands ft income as well as build longterm, generational wealth for our family. 

It being newer could change that but if you plan on holding long term all these items will need to be replaced anyway so best to run your numbers correctly now.
