Calling a plumber and managing a repair for me when I'm on vacation, checking on something for me to save me a trip to the property, leaving the unit completely spotless and better than when they got it at move-out, finding a great replacement tenant to move in after them and save me the hassle of finding a new tenant, etc. 

For me it was a matter of reimbursing them for the last month at move out vs them not paying the last month.

I wish you well and hope you can work this out, but you might just have to buy it in an LLC with only one layer, meaning you directly own it. 

I currently do not have any money in the market.I’ve been weighing my options for investing for retirement and wanted to hear from others who are solely relying on physical real estate, or those who also have investments in the stock market.I guess my question is this: Based on this information, is it worth me maxing out a roth IRA or should I just focus on my business and real estate?

I think in today's world this is the best way to get started.Can you do work to the house or do you need one move in ready?

Not sure the accounting ever was recovered (I believe it was not and that they never paid me what they owed but they had miss paid for so long it would be quite a bit of work to figure it out).  

The biggest thing is get to know your area block by block so you can quickly analyze the new deals that pop up for what cash flows, then just email them out to people you meet on here or at meet ups.
