Calling a plumber and managing a repair for me when I'm on vacation, checking on something for me to save me a trip to the property, leaving the unit completely spotless and better than when they got it at move-out, finding a great replacement tenant to move in after them and save me the hassle of finding a new tenant, etc.

Not sure the accounting ever was recovered (I believe it was not and that they never paid me what they owed but they had miss paid for so long it would be quite a bit of work to figure it out).

The biggest thing is get to know your area block by block so you can quickly analyze the new deals that pop up for what cash flows, then just email them out to people you meet on here or at meet ups.
