But that should only be years down the road when you understand the "ins and outs" of RE investing.When i was in the Air Force as an E-5 i started to buy properties all no money down, borrowing RE agent's commission to apply it towards closing cost etc so i would have no out of pocket cost.

I rehabbed each unit adding manufactured hardwood floors, new fixtures, new countertops, new bathrooms, and fresh paint.

Maybe you could pay off his credit card debt for part of the purchase price, buy him new clothes, and possibly get him an air conditioner,stock his pantry, and then do the rest on a note?

OK....im still up in the air with my decision.Nationwide turned me down, Allstate turned me down, Progressive said they don't do a very good job with multi-family...I called another local insurance guy and he says he has some good sources for aggressive multi-family insurance deals.
