Great article and thread @Ben Leybovich I understand Miami market continues be a haven for South American wealth, as pointed out by @Joel Owens I'm not competing in the commercial arena (yet), but the institutional and hedge fund boys were driving up SFH in Jacksonville until the last year, but have tapered off somewhat.

@Steve Babiak I'm prepared to evict Sept. 30th if they are still there...if cleaning out their basement is not a positive sign they will be moving i don't know what is :)@Bryan @Bryan Otteson Crown Molding...NOT MOLD...Yes, I cannot afford the rent without tenants due to low income despite 2 masters (yay social worker low pay) and being single and having school loans...doesn't mean i wouldn't get a second job if needed...being an immigrant i've survived in this country for 20 years...cuz i'll clean toilets and flip burgers unlike most Americans...no equity because I over-paid 12 yrs ago.

@Wayne Brooks  I was at an entrust vegas presentation ( my SIDRA was with them) and these guys got up and talked about this then the next thing I see them on American Greed LOLthere are those that do it straight up though but I don't see how you can use it for equity in RE.you buy a policy at steep discount and prey the person expires as soon as possible.. this increases your yield..

Mindy.. last Sundays American Greed show did a episode on the scammers who live in Jamaica and scam the American public out of Millions claiming that they won a lottery or some other type of prize.
