It also looks kind of hacked up after adding in everything extra that I wanted to include.I've decided its time to have someone write me a lease.I thought about purchasing the landlord forms from biggerpockets, but then I read that they come in pdf files, so it sounds like they won't work for me, because I might want to make changes to the lease in the future.All of the other sites with leases that I've found won't actually give you an editable file for the lease, they just tell you to go on their website and fill out a questionnaire, and then they generate you a lease.

You'll learn a lot, save alot of $ in living expenses, and also you'll be on site to manage the property as well (but still factor in 10% management into your numbers).

@Kyle Neff Small multi-family seems to have a lot of popularity on the site, and @Brandon Turner advocates for them as well. 2-4 units is a good sweet spot for cash flow and will still keep good financing options, as they are still considered residential.

If you google Landlords Inc you can find their site, we can't post links and from there you can read the ordinance and their FAQs that outline what they think it will look like.

You can typically find duplexes/triplexes by setting your search criteria to "recently sold" and "Apartments" on Zillow as that's where small multifamilies show up on that site.
