I've had to flat out tell a tenant that if you don't depart on time per the Notice, there will be consequences that neither of you will enjoy - and they include you filing for eviction on the 61st day which will make it difficult for  her to get quality housing and it will hurt her credit.

Again this is also going to be your primary home so maybe you are willing to concede a bit of your potential returns in exchange for the "I just love it though" factor but from a strictly investment perspective I would look for something more along the lines of a boring brick flat roofed building.And lastly:  welcome to BP!!

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator.So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?
