There’s a meet up usually monthly for folks of all experience.  

In most cases, tenants will disappear when they receive the Pay or Quit Notice and realize you're not going to play games.

While I don't know any property management company down in South Jersey, I suggest attending a few local REI clubs meetings and asking the locals as to who do they use.

But I am going to leave it for 12 months, see how it goes because the market is rising I expect to make more money in 12 months time.Also its winter and much prefer to sell in spring.Fun and games.

As long as each parcel meets minimum zoning requirements (size, set backs, electric/water, etc.) then it's not a terrible way to do it. 

I truly appreciate them, and I will be sure to check out Meeting places, and such when I am able.

I've looked into KREIA and plan on attending the meeting this month to learn more and meet local investors.
