I asked them if they planned on sleeping 2 guys per bed and have no kitchen, no wifi, no washer/dryer. 

I provided a gift basket which contained the following: (call me crazy) Laundry Basket (new to hold the items and because no washer/dryer in unit but onsite)Small Tide Pods package (to get that starter load going)Cascade Platinum package for dishwasher (probably a years supply cost like $10 at Target)Swiffer new for laminate floors to keep clean ($20?)

He could probably rent a run down house for $400 a month, but it would have no furniture, no washer/dryer, no utilities, no cable, no wifi. 

Maybe just a hair on the high side.Not that my opinion carries any weight.

This may seem like it's splitting hairs but I assure it is not, it's CORRECTLY setting the stage of comprehension, as what comes next will give this clarity. 

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.
