You need to take a look at where they presently live and how it is maintained, if they do or do not have pets, how well they maintain their personal vehicle, confirm drivers licence info matches their application form.

In a SFH, we most likely would have gone months before finding out about the unauthorized pet -- or would have hesitated in issuing the cure or quit due the possibility of a turnover/vacancy in December.

@Salomon W.I do and recommend a very thorough screening including an application, credit check, criminal check and eviction check on everybody that will be living in the house and all persons, even the pet is named in my state compliant lease.
