Then once we decided to get into real estate more seriously we got the HELOC and used that as downpayment for the next flat.We wanted to use it to get a 3rd one but the bank said no, so I will let my two flats collect some more equity while i gain more experience and I will try the bank later once I have a longer history with them and they trust me more.In the mean time Im now learning about fundraising and moving to Dubai will mean I get to get more leverage there in some time.

It's a trust sale and does not need to go through probate.Deal specifics:Property has a reverse mortgage but still has plenty of equity and ARV upside.The owner of the property passed away 2 months ago.

Build up a good, trusting relationship when you talk with them so that they understand that although you'll be making money off of the deal you're still looking out for their best interests and finding solutions.

While we all prefer to use people we know and trust, it really makes no difference...the title co. does their work as per industry standards...unless of course you're trying to do some funky double close/assignment you're trying to keep from the seller.
