Both free and I find Hubspot pipeline set up and deal flow outlay to be very desirable.  

IF (big if) your numbers are right, and the HOA fees aren't outrageous, there may be a buy/hold investor type who could throw you a few bucks (a few thousand) for setting up the deal.

Aside from possibly brain matter every persons home has all forms of body fluids that home owners clean up regularly without concern.This is a "mental" mess not a health risk. 

Also Cody careful In Mississippi one of my clients there got thrown in Jail for brokering without a license.he got caught once got a cease and desist and I set up a transactional program for him so he could come into title and resell.. he did quite well we did one or two a week there for a few years.. then we had a falling out.. he reverted back to his old ways of tying up a property putting it on his website and reselling it without owning it or bringing in his own funds to close.. and got turned in again this time he was arrested and charged with a felony..
