I am from Detroit, MI eager to get involved in investing  buy & hold real estate for single family & small multi unit (2-4) properties.

I got them for buy and hold. 

Same holds true for the security deposit and any damage to the property. 

Personally, if your strategy is to buy and hold for cash flow, I don't think it makes sense to be chasing after the latest "hot" market.

All these properties would Buy and Hold for me and I've gotten a good amount of people willing to sell (SFH and MFH) in the area I'm looking at.

Decided that a buy and hold would be best for me right now.

Now YOU'RE "holding the gold" as they say. 

We have discussed a potential purchase but they are holding out for a high number but are unwilling to do the work necessary to get top dollar. 

I personally feel like there’s a lot of opportunity for that in the Frisco /Little Elm/Plano/Colony area.I want to obtain financial freedom by obtaining property to buy and hold and rent out to section 8, eventually.

That said, I can risk another winter with the roof that seems to be holding up decently, only one leak (which I think I can fix) though there is obvious water damage to the sheathing under the shingles, it’s not coming into the rest of the house yet.
