@William Donnelly - what I am about to say is meant to be absolutely serious, not a smart a__ remark. 

we went to court on 9/4 and the judge order eviction served by sherriff.... and told them to be out before sherriff got there  if they was smart... what does eviction served by sherriff mean....does it mean that if they are not out the sherriff will put the out when they show up.

I tend to be more risky but I also want to be smart about it.  

They just aren't in a good position to cast stones at a glass house!

The tenant also told me that the move in condition of the property was terrible (dirty carpets, holes in the walls, broken glass windows, etc.). 

It wouldn't be a smart investment decision to look for buy and hold properties in these high end neighboorhoods (in my opinion). 

You will learn a lot here, and meet a lot of smart people willing to help you.
