I'm excited to get my feet off the ground yet I'm still feeling pretty unsure of where to start...which is why I am here, ready to get the ball rolling.

Most of these sellers have free and clear properties and are tired of land lording and have been willing to work out good deals. 

Did you ever land one?  

Around the same time I joined the Navy which kept me at sea more than I've been in land over the last 4 years which has really kept me from being more involved.

There are a few people on this forum that work with raw land.

I have been scouting some land and it would be a really low investment for the surplus you would gain out of it.

You can flip at the beaches but most buy for land value, tear down, and start new.
