We did fix what he asked for if it was a legitimate repair, and even repainted a wall color that he said he liked prior to moving in, but that once he was in, made him feel "sick".

Also remember that this is a special, don't try to go tight or you may find yourself short and the color is gone.As with vinyl tiles if the subfloor is smooth you can get away with the cheaper vinyl tiles around a 2mm thickness But any irregularities will show like a sore thumb.

Rick, You could introduce a pattern to the floor with a contrasting color, other than that you will just have to try and match it as best as possible.

My thoughts on best bang for the buck on the interior are paint (standard light khaki color), granite counters in kitchen/bathrooms, tile floors in kitchen/bathrooms, new hardware in kitchens/bathrooms, new doorknobs throughout.The home is 3000+ sq ft so I'm debating on whether it's worth it to upgrade the windows and do some of the larger cap ex items which are nice to haves but are perhaps afterthoughts in terms of selling the home.

However; engineered wood (not laminate) can be refinished too, and is more consistent in coloring and finish I'm told.
