This forum gives us so much more confidence to keep pushing and not give up when we face a challenge. 

Now I can have a little more confidence in what I’m planning on doing.

As far as Broadway East goes, I definitely think someone could make some money there, but they should be confident with full gut rehabs and have a very high risk tolerance like you said.

Trust... but always verify as many ways as you need to feel confident!

I feel confident enough to add recessed can lights but I don't feel comfortable doing any major plumbing or electrical work.

I have the desire, but trying to build the vocabulary and confidence to know what I’m talking about without sounding too stupid, and also trying to hype myself up and grab my balls to stop analyzing and take some action!  

I'm still working on the tools to calculate it out however I feel confident option 3 will result in the least amount of interest as you are not paying it to the cc over and over. 

@Naga Avinash Raya My advice is that if you are still struggling with confidence then you should do something turn key.

But based on comps and the sale of the duplex next door, I'm confident in my $250k appraisal estimate.
