If your demand is there, I like indoor car parking.

They're inexpensive, there's less competition for them, there's strong demand for them as LTRs because there isn't as much supply, lower repair/rehab costs, and there's typically less wear and tear because you don't have as many folks applying with multiple kids, pets, etc.

My thinking is that vacation rentals in Miami should always be in demand, even if the economy goes south.

You can call $300 whatever you want, but for a 2 year roof warranty, on a rush, in the Bay Area, given our supply/demand for contractors situation, that is NOT price gauging. 

Either free up supply, or regulate the increase in demand.

90 percent of my business comes from Airbnb, and I’m able to obtain premier host on vrbo still (I think the threshold for this is very low). my issue with vrbo is I pay 8 percent because they won’t give me the $500 subscription. 5 percent difference over low 6 figures adds up. in my experience I find the vrbo guests to be more demanding and asking more questions about basic things.

With about one house every other month coming for sale under $1M and 10 offers each time it does I’d say demand is out pacing supply.

Higher rents demand a tenant to show they can make 3x the rent.
