There are numerous platforms available, each with its advantages and disadvantages.

I don't want to dash your hopes completely because it has happened, but you'll have to build a really solid case that your deal is a good one, that you can manage the project, and that you have numerous exit strategies in in place in the event that plans A and B don't work.There's also not really such a thing as "Pre-Approval" in hard money lending because the deal is more contingent on the asset, and not so much the individual.

@Austin Bright Texas is currently seeing very aggressive premium hikes due to several large insurance companies pulling out of markets and due to claims for numerous storms and natural disasters (hail, hurricanes, Houston floods, etc).

I've bought numerous properties with none of my own money - but you have to work to find these deals and make a lot of offers, and hear a lot of no's.

Having remodeled numerous kitchens, I have found that at times it is easier and not much more costly to replace with RTA (ready to assemble) cabinets.Unless you just want them painted and don’t care much about how the finished product looks.

I've personally sold 3 properties with them thus far and have high praise. 

I am seeing this literally every day at this point where deals numerically do not make sense but are being swallowed up.  

I just a tape of loans last week with over 550 spread out across numerous states. 

I've also been involved in numerous fix and flips as a partner and all have been profitable.
