A little background about me, I am 25 - I work in the construction industry ( CAD-Roof Trusses-Wall panels-Floor trusses ) I have made an okay living doing this and my side business is, renovating small apartments or certain parts of homes.

Our duplex is west of Washington and 30th and would generally be considered a "rougher" area, but once we have finished the remodel on the one side it'll probably be rented before the dust settles around where we hammer in the sign.The realtor is now starting to change his numbers.

On the plus side, keeping her as a tenant means doing a lot less work to the main floor that she lives on, than we would otherwise.

I'm excited about house hacking, but Southern Florida margins look too thin,  Jacksonville is hot but looks super-competitive with a lot of cash buyers, Orlando too expensive and Tampa looks  like  a maybe. 

Say I live there and rent both sides?

I grew up in Belleville so I figured the east side would be a great place to look for properties. 

Make it clear that they have to pay to stay (even though they really have all the power) and be really firm about holding them accountable to their side of the M2M agreement. 

** I am willing to do it of course but prospecting in the phone for buyers 6 hrs a day is not what I envisioned..The one firm ( team) wanta me to handlebonly the buyer side while one person deals with negotiations/ listings and one handles the contract.Please help a newbie out.:)))
