What kind of CF do you look for as a minimum?

I’m a masonry contractor and specialize in brick and foundation repairs so the repairs aren’t an issue at all it’s just that no bank wants to finance a home needing those kind of repairs.

one thing I would like to mention though, @Stephen Craul is that if you want to get first pick on off market deals you can't be making offers with all kinds of inspection contingencies.

As for the "feel like I am buying a safe investment but not achieving a high yielding asset", well that's kind of how investments work, more risk=higher potential return (higher yield) the lower the risk generally = the lower return. 

My goal is to invest in Multifamily properties (2-4units) and eventually grow into larger apartment complexes (25+ units) as a means of creating a sustainable business that generates passive income to support my family, my community, and if God is willing then myself as well.
