Instead, you could read books, listen to podcasts, and follow the right people on social media that add more value than promote their course.

Unless you are living on ramen noodles and barely scraping by (most aren't) I would advise you to go one of two options. 1 understand that you can allocate 300-400 a month to a pretty decent social media marketing campaign to get in front of those people who are wanting to sell then once you have a few deals under your belt let the profits continue to pay for lead gen and growth. 2 understand that you don't have the budget to do mass marketing just yet and look at the deals on Zillow or another site like it and find an okay deal you can work and start getting cash-flow to start paying for the marketing needed to get better deals.

I have seen people include estimates from their CPA on how much losses an investment will give but they need to have a disclaimer that every tax situation is different.

I do have some business knowledge and experience like cold calling, cold email/dm, overall sales, web design, social media marketing/management.

Hello -I came across a social media post where someone shared that 35k would have to be the minimum wholesale fee for them to go through with a wholesaling deal because anything below that would be considered "pennies."

@Joseph Cornwell I love your story but being a firefighter/medic I wouldn't share this story on a social media platform.

Your example is exactly what I talk about all the time in social media and very few actually believe me lol.

Networking, creating a social media presence, and becoming a thought leader is also quite a bit of work, but all well worth it in the long run.
