I don’t know what kind of return you are looking for but I would not recommend going for duplexes in Lubbock at the moment because they are very hot and prices are inflated, as was previously mentioned.

The reason I'm asking this is because I know most markets are heavily saturated at this point and properties are expensive, but I don't want to wait potentially years before getting my first property just because prices will eventually go down.

But I cant wait on him to look every time.

Also, as Kate mentioned, pre-inspections are also common.Any good inspector should be able to find a few thousand dollars of work.
