@Nat Chan Just a thought, get a plan in writing of all costs including repairs and anticipated repaired value to include anticipated taxes you will be paying them and rental income you think it will produce...basically sell it to them that it is in their best interest to not tear down and let you have time to make it produce money for them!!!

One of the intriguing ideas it presented is called "Arbitrary Coherence" and it states that  once an initial price is set in our mind it shapes the prices we're willing to pay for not just that particular product BUT also similar products.

adwords is awesome and can produce immediate results, but you'll need some coin to spend in order to see the return BUT the return can be immediate if you have the right person running your campaign

Remember, its not worth going to court over, a lease, just like a mortgage is the product of negotiation between two people.That being said always consult a lawyer in regards to legal advice.

You may also want to search for a Full Service Mortgage Banker or Direct Lender in your area to compare rates with.Some local/community banks can offer great Investor loans and some do not offer FHA products.
