Now that that is accomplished, we’d like to know what other seasoned hosts use as standard practice that isn’t too restrictive in nature and doesn’t inhibit  steady bookings... but reduces risk to the property.  

Or just perform option 2 and see what happens during the rainy season and winter?

Different markets have different seasonal expenses.

I’m dealing with a seasoned investor who most likely is delaying till warm weather , and I’m stuck paying taxes . can I cancel the contract , on grounds the date has come and gone? 

It's a BIG city, with dozens of micro neighborhoods, some with odd residential/ commercial mixes.  

Make sure the income is stable and not seasonal.

I have seen mixed reactions from landlords on how they are handeling tenant issues during this time.
