There should be so many fans in there it hurts your ears, dehumidifiers running that will make the room warm, and holes smashed in the drywall that looks wet. ( companies around the seattle area are called Servpro.)Call your insurance guy and tell him what has happened.

(Still it's not an aggressive focus for us, if an owner likes our capabilities and is focused in our areas of competency then we can be mutually beneficial for each other)SO- I go through these epiphany moments periodically, usually after someone really deviates from what is reasonable and pisses me off :)Example- Back in 2013 I finished the year with a few city citations for lawn length on my houses...the first is $75, the second is $250...my tenant base is poor enough that they simply don't have that kind of cash sitting around to cough up that amount.

After looking back and seeing all the steps required to get to where I am, I would have been easily overwhelmed if someone stole all the copper in the basement, AC unit, broken window, etc.So, other starting options:-Take a lesser return to get your feet wet in a more stable area (the route I took)-Find a local partner who specializes in the Dutchtown area to help you analyze/manage this area.Another thought:Assuming you havent seen the property, multifamilies frequently have a patchwork of repairs done over the year to keep them running.

It was a patch maybe 1.5' X 1' and wiped off the paint/vent with normal cleaning i.e. a wet cloth.
