Hoping that the brain power of the masses can assist in providing me with some clarity.We have been going through the process of doing a short sale on a ski condo in Colorado and arrived all the way to the closing table to discover that the HOA had not accepted the short payment that the seller's agent had indicated and as such was demanding that the short sale be re-approved with the HOA getting more of what they are due or else they will continue with the foreclosure process. 

Currently, I am in the process of getting licensed.

Now I have a better understanding in the paying process but it was baby sitting in every step.

As long as you have a process, it goes pretty quick.I go through a house and do a quick visual inspection to identify specific issues I want to document.

If this is indeed possible, then are there any pieces of advice anyone can give me to make this process a little smoother?

I know some new investors here in N.J. that are looking into that option but unsure of the process.

This seller has bought and sold dozens of rentals over the years so was very familiar with the process.

There are still COE processes that cannot be done in that time and the bank will not care until they have their money but that cannot be done with a briefcase of bills.

1) Have clear Goals with access to capital 2) Perform daily Rituals that support the Goals 3) Uniform Branding 4) Marketing Plan (which I call a Massive Action Plan) 5) Conduct Daily Outreach 6) Due Diligence systems (either self-taught or through formal training) 7) Vetted Team in place (all the vendors and partners needed) 8) Workout systems (either self-taught or through formal training) 9) Living Forms Library (you need this to Note Invest at a high level) 10) Discipline to maintain the processes and treat Note Investing like a Business Please feel free to add to the list...
