first,  install drains with grids on top instead of the other 2 kinds. that's applicable to tubs and bath sinks. will never have any problems.  16 units and 6 years...  

It was a foreclosure rural & inside it was tough to breath.We counted 70 dead bats in various rooms & in the bathtubs/sinks/toilets & I couldn't imagine the piles in the attic.

The suit cited that the lots are sinking and the homes have severe foundation issues.

So now that reality has set in level headed long term investors are buying as RE will continue to appreciate in the long haul and rates will sink. 

When you start looking at it that way, it starts to sink in how expensive their services add up to be (not to mention the 10% they take each month... so there is another full month's worth of rent you will not be earning that year either).   

In particular, any indications of water leaks or seepage...ceilings, under/around windows, in sink bases, tub surrounds (indications of water escaping the tub area going into the wall), toilet bases (never caulk the base!)
